Prospective Tenants

Thank you for considering our company for your leasing needs. We provide quality maintained homes to our tenants. If you see a home of interest please call or submit a viewing request. We are happy to show our properties. Please review the application process below.

Application Process
All individuals over the age of 18 are required to submit an application. Print, fill out completely and return to our office by email or fax along with the application fee of $30/person. Application fees should be paid by money order or cashier check made payable to DP Realty and Management.

Additional Items
Copy of photo id. Proof of income supplied by one month of paycheck stubs; if self-employed please provide the last two years tax returns.

We do conduct credit and criminal background checks on all applicants.

Pet Policy
Pets are approved at the property owner’s discretion. Properties that do allow pets will include a non-refundable pet deposit of $300 due with the security deposit and first month rent.

Upon Application Approval
We review the lease agreement with you and submit for signature. If you are not available in person, we do offer a convenient digital signing option.

At lease signing we collect the first month’s rent and the security deposit equal to the monthly rent. This is to be paid with certified funds, money order or cashier check made payable to DP Realty and Management. Once the property is occupied we will accept personal checks.

All utilities must be converted to your name on the day the lease begins.

Within seven days of tenant occupancy we will meet with you to conduct:

Move-in inspection—this offers you the opportunity to notify us of any issues or needed repairs.
Periodic drive-by—we periodically drive by to do an exterior inspection. We do not come in the home unless requested.
Move-out—once you vacate the property at lease end, we will inspect the property prior to dispersing the security deposit. It is important to leave the home in good condition to ensure your receive the full security deposit.

Rent is due on the first of every month. A late fee will be assessed if the rent isn’t received by the fifth. You may pay your rent by mailing a check, online thru the tenant portal, or automatic draft.

Maintenance request may be submitted online and we will be in contact with you within a 24 hour period to schedule repair. Please contact our office by phone for emergency repairs at 704-965-4591.

Qualified emergency situations such as the HVAC not operating, water leaks, sewage issues, anything that needs immediate attention please call the office at (704)965-4591, (704)246-6797.
